Already on a 100% commission plan? Here's how to tell if eXp is worth it

Last updated: November 4, 2026 · By Leo Robles, founder of Let's Grow Movement, brokered by eXp Realty

Short answer: If you are on a 100% commission plan, eXp is worth it only when its total yearly cost at your deal count, plus what you get for it, beats what you pay now. At eXp you pay a 20% split until a $16,000 annual cap and then keep 100% of your commission for the rest of your anniversary year, with per-deal and monthly fees, and you also get access to optional revenue share, stock awards, training and your sponsor's community, so compare the full yearly total, not the split percentage.

"I'm already at 100%" is one of the most common reasons agents give for not looking at eXp. It's a fair point, and the honest answer depends on your numbers. Below: what each model really charges, a worksheet to compare your plan with eXp line by line, what eXp costs at different deal counts, what you get beyond the split, and who should probably stay put. For every guide, start at the Let's Grow Hub.

What does "100% commission" really cost you?

A 100% commission plan means the brokerage doesn't take a percentage of your commission. It doesn't mean the brokerage is free. Most plans charge in other ways, such as a fee per deal, a monthly or annual fee, desk or office fees, E&O or risk fees, or technology fees. And you pay for your own training, coaching and tools.

eXp works the other way around: a percentage until you cap, then mostly flat per-deal fees. That's why the only fair comparison is your total yearly cost on both sides.

How eXp's model works

eXp fee (U.S.)AmountWhen you pay it
Commission split80% to you, 20% to eXpOn every deal until you reach the cap
Annual cap$16,000Once you have paid $16,000 in split in your anniversary year, you keep 100% of your commission for the rest of that year
Post-cap fee$250 per deal for your next 20 deals, then $75 per dealOn deals after you cap
Broker review fee$25 per dealOn every deal (confirm with your sponsor how it applies after you cap)
Risk management fee$60 per deal, capped at $750 a yearOn every deal until you have paid $750 for the year
Monthly fee$85 a month (cloud brokerage fee)Every month
Start-up fee$149 one timeWhen you join
Revenue share program$0 to take partOptional

Worksheet: your 100% plan vs eXp, line by line

Fill in the middle column from your current plan or your last 12 months of statements. Use the same deal count and average commission on both sides.

Cost lineYour current 100% plan (fill in)eXp
Split or percentage$____20% until the $16,000 cap, then 0%
Per-deal fees$____ per deal$25 broker review, $60 risk (max $750 a year), and after cap $250 per deal for 20 deals, then $75
Monthly or annual fees$____$85 a month ($1,020 a year)
Desk, office or E&O fees$____Ask your sponsor what applies in your state
Training and coaching you pay for yourself$____eXp University training is open to eXp agents; LGM's Monday Power Up is free
Total for the year$____See the table below for your deal count

Then add the part a cost table can't show: the training you would actually use, the people you would work alongside every week, and whether optional revenue share or stock matters to you.

What eXp costs at different deal counts

Example assumption: an average gross commission of $10,000 per deal, a full year after your first. This is an example, not a typical or promised result. Swap in your own average.

Deals a yearWhen you capTotal yearly cost at eXpShare of gross commission
6Not reached$13,53022.6%
12Deal 8$19,04015.9%
24Deal 8$22,3709.3%
40Deal 8$24,6706.2%

The pattern: before you cap, the 20% split is the biggest line. After you cap, each extra deal adds only a per-deal fee, so your yearly cost grows slowly. In your first year, add $64 (the $149 start-up fee minus the first month it covers). The full math for each row is in eXp cap math by deal count.

What do you get at eXp beyond the split?

  • 100% after cap: once you cap, you keep 100% of your commission for the rest of your anniversary year, subject to per-deal fees.
  • Optional revenue share: eXp shares 50% of its 20% portion of the split with agents who helped grow the company. It's performance-based and not guaranteed; eXp's income page says the median revenue share for a typical agent is $0. See eXp revenue share explained.
  • Stock awards: eXp awards stock for production milestones, such as a first transaction or capping, and its ICON award is up to $16,000 in stock. Stock awards vest over time, and eXp says most agents earn limited or no equity.
  • Training: eXp University, plus a live eXp Explained session that eXp runs daily at 11 AM PT.
  • Your sponsor's community: this is where sponsors differ. At Let's Grow Movement, it means the free Monday Power Up, a daily training lineup and AI coaching with Leo Robles. See what your eXp sponsor should do every week.

Who should stay on their 100% plan?

Staying put can be the right call. It probably is if:

  • Your all-in yearly cost is clearly lower than eXp's at your deal count.
  • You don't want training, coaching or a community, and you won't use them.
  • You aren't interested in revenue share or stock awards at all.
  • You rely on a physical office every week and have no plan for working without one.

eXp is more likely to make sense if you close enough to cap and value what comes with it, you want regular live training and AI help, or you want the option of revenue share and stock without being pushed to recruit. Frequently asked questions

I'm already at 100% commission. Why would I join eXp?

Join eXp only if the total yearly cost at your deal count makes sense to you and you will actually use what comes with it. At eXp you pay a 20% split until a $16,000 annual cap, then keep 100% of your commission for the rest of your anniversary year, plus per-deal and monthly fees. On top of that you get access to optional revenue share, stock awards, eXp University training and the support of your sponsor's community. If you won't use any of that and your current plan costs less all-in, staying where you are may be the right call.

Is eXp a 100% commission brokerage?

Not from your first deal. eXp starts on an 80/20 split, and once you have paid the $16,000 cap in your anniversary year you keep 100% of your commission for the rest of that year, still subject to per-deal fees: $250 per deal for your next 20 deals, then $75 per deal, plus the $25 broker review fee.

How do I compare my 100% plan to eXp?

Add up everything your current plan costs you in a year: per-deal fees, monthly or annual fees, desk or office fees, E&O or risk fees, technology and anything you pay for training or coaching. Then compare it to eXp's yearly cost at the same deal count and average commission. Compare the totals, not the split percentage.

What does eXp cost on 12 deals a year?

At an example average gross commission of $10,000 per deal, 12 deals at eXp cost $19,040 for a full year: $16,000 in split (you cap on deal 8), $1,000 in post-cap fees, $300 in broker review fees, $720 in risk management fees and $1,020 in monthly fees. This is an example, not a typical or promised result.

Do I have to recruit to make eXp worth it?

No. Recruiting and revenue share are optional. eXp's own income page says the median revenue share for a typical agent is $0, so judge eXp on your own sales and the support you will use, not on revenue share.

Can I work without an office at eXp?

Yes. eXp is a cloud brokerage, and its $85 monthly fee is called the cloud brokerage fee. If you want a desk and in-person support, ask your sponsor which local meetups or live sessions you can attend before you decide.

Does my eXp sponsor change my fees?

No. eXp's split, cap and company fees are the same for every eXp agent no matter who sponsors you. Some teams inside eXp have their own splits, and team caps vary by team, so ask your sponsor for any team terms in writing.

Is there a fee to join Let's Grow Movement?

No. Joining Let's Grow Movement costs nothing, and the Monday Power Up training is free. You can book a free discovery call with Leo Robles to run your own numbers.
