Should I join eXp Realty?

Last updated October 24, 2026 · By Leo Robles, founder of Let's Grow Movement, brokered by eXp Realty · $4.7B career sales · 7,990 closings in 2025

Short answer: Join eXp Realty if you want a lower yearly cap, revenue share and remote-first training, and you will actually use them. Pick your sponsor carefully, because your sponsor, not the brand, decides how much day-to-day help you get.

Below is a yes/no fit checklist, a fee example with real numbers, a 30-day switching plan, and the questions to ask before you sign. For the full picture, see eXp Realty pros and cons or start at the Let's Grow Hub.

Fit checklist: is eXp a good fit for you?

eXp is usually a good fit if you:

  • Close enough deals to reach the cap. At an 80/20 split you reach the $16,000 cap after about $80,000 in gross commission. Everything after that is 100% yours for the rest of your anniversary year, minus per-deal fees.
  • Like learning online. Most training is live on Zoom or on demand, so you can learn from anywhere.
  • Want to build something beyond your own deals. eXp's revenue share program costs $0 to join and pays you when agents you bring in close deals. See eXp revenue share explained.
  • Would rather spend on your own business than on a desk. Lower fixed costs leave more room for your own marketing and lead generation.
  • Are new and will join a hands-on sponsor or team. eXp's mentor program pairs new agents with a local mentor. Read is eXp Realty good for new agents?
  • Lead a team or small brokerage and want to bring your people with you. See eXp for teams and brokerages.

eXp is usually not a good fit if you:

  • Want an office to go to every day and a manager down the hall.
  • Expect the brokerage to hand you leads. eXp trains you to create your own. Read does eXp Realty give agents leads?
  • Are joining only for revenue share. eXp's own income page says the median revenue share for a typical agent is $0. It takes real leadership and agents who close deals.
  • Won't use the training or show up to live calls. The tools only help if you use them.

Fee example: what a 12-deal year looks like at eXp

Say you close 12 deals in your anniversary year, each paying you $10,000 in gross commission ($120,000 total). Using eXp's published fees:

Fee Math Amount
Commission split (80/20)20% of $10,000 on deals 1 to 8 = 8 × $2,000$16,000 (you hit the cap)
After you capDeals 9 to 12: 4 × $250$1,000
Risk management12 × $60 (under the $750 yearly cap)$720
Broker review12 × $25$300
Cloud brokerage fee12 months × $85$1,020
Start-up feeOne time, first year only$149
Total paid to eXp$19,189
You keep$120,000 − $19,189, before your own business costs$100,811

This is an example, not a promise of income. Your MLS, board and association dues, your marketing, and any team split are extra. Team caps vary by team, so ask your sponsor. eXp's public page says capped deals are still subject to standard transaction and broker review fees, which is why the $25 broker review appears on all 12 deals. A 30-day plan for switching to eXp

When What to do
Days 1 to 7: decideRun your own numbers like the example above. Watch eXp's live eXp Explained session (eXp lists it daily at 11 a.m. PT). Talk to two or three possible sponsors and use these questions to ask a brokerage.
Days 8 to 14: plan the exitRead your current agreement for notice terms and who keeps pending deals and listings. Agree on a plan for each one with both brokers, in writing. Choose your sponsor.
Days 15 to 21: make the moveJoin eXp through your sponsor and start onboarding. Move your license to eXp with your state regulator. In California that is done in the DRE's eLicensing system. Update your MLS and board.
Days 22 to 30: get rollingUpdate your website, signs, email signature and social profiles. Tell your past clients where you are now. Join your sponsor's live training and set a 90-day business plan.

Your state and MLS set the exact steps and timing. Step-by-step details are in how to switch real estate brokerages.

Why your sponsor matters more than you think

Your sponsor does not change your split, cap or fees. Those are the same for every eXp agent. What your sponsor changes is who answers your questions, what training you get, and the people around you. Plan on the choice being permanent, so pick someone who is producing today, can show you real systems, and will still pick up the phone in month six. Use the checklist in how to choose an eXp sponsor.
